Homes in a probate sale are often in poor condition because the former residents might have been ill a long time before they died and didn't have the money to make needed repairs.
Julaine sold her first probate home in 2006, and the property had peeling paint, rotting wood, and broken plumbing in the kitchen and bathrooms.
In addition, the heirs were unable to make the repairs required so a buyer could obtain financing, and the home had to be sold to a cash investor.

A few improvements and repairs can add thousands more to the eventual sale price and enable a retail buyer to obtain financing.
One such probate property handled by Julaine was the Ana Gray Trust Estate, where the heirs lived out of state too far away to do the repairs themselves.
Julaine supervised clearing the property of personal belongings, painting, refinishing the floor, plumbing repairs, strapping the water heater and installing smoke detectors.
In other instances, Julaine has helped coordinate estate sales and the sales of vehicles, boats, and motorhomes.

Julaine doesn't charge to coordinate the repairs.
The improvements on the Gray Estate cost about $12,000, and the increased the heir's proceeds by about $50,000.
